A DSCR loan qualifies on the property's rent instead of your income. How the ratio works, what it costs you to skip income documentation, and when a conventional investor loan is the cheaper answer.
A DSCR loan qualifies on the property's rent, not on your personal income. No tax returns, no W-2s, no debt-to-income ratio. The underwriter asks one question instead: does this property's income cover its own mortgage payment?
That is the whole product. Everything else follows from it.
How the ratio works
DSCR stands for debt service coverage ratio, and it is the rent divided by the payment:
DSCR = gross monthly rent ÷ the monthly payment (principal, interest, taxes, insurance and any HOA)
A property renting for exactly what it costs to carry has a ratio of 1.0. Rent above the payment puts it over 1.0. Rent below the payment puts it under.
Lenders set their own minimum, and the minimum moves with the market — which is why there is no number on this page. What does not change is the shape of it: the higher the ratio, the better the terms, and the lower the ratio, the more the lender wants elsewhere — more down payment, more reserves, or both.
The rent figure usually comes from a lease if the property is already tenanted, or from the appraiser's market rent schedule if it is not. Those two can disagree, and which one your lender uses is worth asking before you are three weeks into a file.
Who this is actually for
- Self-employed investors whose tax returns show what a good accountant makes them show. This is the most common case by a distance.
- Investors with several financed properties who have run into the conventional financed-property limit, or whose debt-to-income ratio no longer works no matter how well the portfolio performs.
- Investors buying through an LLC, which most conventional investor programs will not do.
- Anyone whose income is real but hard to document quickly — recent business change, income from several sources, a year that does not look like the years around it.
Who this is not for, and we would rather say it now
If you can document your income, a conventional investment property loan is usually the cheaper loan. Not always. Usually. A DSCR loan buys you a faster, simpler file and the ability to skip income documentation entirely, and you pay for that in pricing. If your returns support the purchase and you are not against the financed-property limit, get a quote on both before you assume DSCR is your answer.
Prepayment penalties are the norm here, not the exception. Most DSCR programs carry one, structured over the first few years. If you flip, refinance quickly, or sell inside that window, it costs you real money. Conventional investor loans generally have none. This is the single most expensive thing investors overlook on a DSCR loan, and it does not usually show up until the closing disclosure.
You cannot live in it. A DSCR loan is business-purpose lending secured by non-owner-occupied property, which is exactly why it is allowed to skip the income documentation a consumer mortgage requires. Occupancy gets verified. Signing an occupancy certification you do not intend to honor is mortgage fraud, and it is one of the few things in this business that is genuinely criminal rather than merely expensive.

Investment property only. In the second group we hold no mortgage license and cannot finance a home you live in — a DSCR loan is business-purpose lending, which is why none is required.
Buying a rental outside the state you live in is usually not the obstacle investors expect. What matters on an investment property is where the property is — and for a DSCR loan, most states do not require a lender to be licensed at all, because it is business-purpose lending rather than a consumer mortgage.
That cuts one way only. Outside our seven licensed states we cannot finance a home you intend to live in. Ask before you are under contract and we will tell you which side of that line you are on.
What else sits outside QM
DSCR is the best known of the non-QM programs, and it is not the only one. When a file does not fit agency guidelines, the alternatives worth knowing are:
- Bank statement loans — qualifying a self-employed borrower on deposits over 12 or 24 months rather than on tax returns.
- Asset depletion or asset utilization — converting liquid assets into a qualifying income figure for a borrower with substantial savings and little ordinary income. Retirees especially.
- Recent credit event programs — financing available sooner after a bankruptcy, foreclosure or short sale than agency seasoning rules allow.
- ITIN lending — for borrowers who file taxes without a Social Security number.
- Interest-only structures, on both investment and, in some programs, primary residences.
These are broker products. They live with wholesale lenders rather than with Fannie Mae and Freddie Mac, each lender writes its own guidelines, and those guidelines genuinely differ from one another. Being able to reach several of them is the entire advantage here — with one rulebook, a file that does not fit is simply declined.
FAQ
What DSCR ratio do I need? It depends on the lender and on the rest of the file, and the thresholds move often enough that publishing one here would mislead you. What is consistent: a stronger ratio improves your terms, and a weaker one gets offset with down payment or reserves rather than being an automatic decline. Ask us to run your actual property and we will tell you where it lands.
Do I need a tenant already in place? Not usually. A vacant property is normally qualified on the appraiser's market rent schedule. A signed lease can help, particularly if it is above market rent, and it can also hurt if it is below.
Can I close in an LLC? Generally yes, and this is one of the real advantages over conventional investor financing. Most DSCR lenders will lend to an entity. Expect to provide the operating agreement and to sign a personal guarantee.
Does my credit score still matter? Yes. Skipping income documentation does not mean skipping underwriting. Credit score drives pricing and eligibility here as much as anywhere, often more.
How is this different from a hard money loan? Term and intent. Hard money is short, expensive bridge financing for a project. A DSCR loan is long-term financing for a property you intend to hold and rent. Investors frequently use hard money to buy and renovate, then a DSCR loan to take out the hard money once the property is stabilised and rented.
Is a DSCR loan available in every state you lend in? Program availability varies by lender and by state, and it changes. Ask before you are under contract, not after.
