- Conventional — the 2026 baseline conforming limit of $832,750 covers essentially the entire Alabama market

Worth knowing
Check USDA before anything else. A large share of Alabama qualifies geographically, and the income limit — generally 115% of area median, adjusted for household size — reaches further up than most buyers assume. No down payment is worth ten minutes of checking.
VA is heavily used here, and the two benefits people most often miss are the funding fee exemption for service-connected disability and the IRRRL streamline refinance at a 0.5% funding fee. Both are covered on our VA page.
