Two channels, so you are never structurally stuck

Most shops put you on one side of a wall.

At a retail lender you have one set of guidelines and one set of overlays. When a file does not fit, you lose it — and often the referral partner who sent it.

At a pure broker you can place anything, but nothing closes in house. Every file goes out the door, and you are always dependent on somebody else's timeline.

We run both. We are a non-delegated correspondent lender for VA and conventional across most of the states we serve, funding those loans in our own name — and a broker for everything else, with access to multiple wholesale lenders whose guidelines genuinely differ.

For you that means the routine VA purchase closes in house on a timeline you can promise a realtor, and the self-employed borrower whose returns do not tell the real story goes out to whichever wholesale lender actually has a program. The investor buying on rental income, the retiree with assets but no paycheck, the borrower at 590 — those become files you work rather than files you decline.

For an originator, multi-state licensing is usually the thing that never happens — the paperwork is tedious and nobody owns it. We sponsor and manage it. If you have a referral partner who moved, a client relocating, or a builder working across a state line, you can follow the business instead of handing it off.

  • Guideline reference and alerts, so you are not calling an account executive to ask what changed

  • Appropriate licensing or eligibility for the role and the markets you want to work
  • Accurate, compliant borrower communication — we take advertising and disclosure rules seriously, and so should you
  • Follow-through with clients and referral partners, consistently
  • A collaborative approach. We are not a boiler room and we are not building one.

FAQ

Do I need to be licensed already? You need appropriate licensing or eligibility for the role and market. If you are licensed in one state and want more, we sponsor and manage additional state licensing.

What states can I originate in? California, Arizona, Texas, Oklahoma, Alabama, Florida, and South Carolina, with Tennessee in process. Your own licensing determines where you can work, and we help expand it.

Is this a W-2 or contractor role? It depends on the role and the market. That is a specific conversation rather than a blanket policy, and we will be direct about it early.

Do you provide leads? We have referral flow from affiliated real estate, escrow, and property management operations, and company-generated inquiries route by state and specialty. We will be honest about volume rather than overselling it — ask, and we will tell you what it actually looks like.

What is the difference between originating at a broker versus a retail lender? Access. A retail lender gives you its own guidelines and overlays. A broker gives you many lenders' guidelines, which means more approvable files and more programs to offer referral partners. We run both channels, so you get the in-house control of a lender on standard files and a broker's options on everything else.

Do you close loans in house? Yes, for VA and conventional in most of the states we serve, as a non-delegated correspondent — we fund in our own name. Files that fit better with a wholesale lender get brokered out instead.
